OBSTACLES
Wheelock House is a Class A office building completed in 1984. To further enhance the energy efficiency and management service level of the current building, one of the building owner's strategies is to upgrade the original building management system to a smart automated system. 

 

The pain points:

  1. The original building management system was antiquated, and it did not include parts of the building.
  2. Replacing the system entirely would be very costly if the entire building were re-wired, and the existing hardware was not ready for the upgrade. It would also take a long time.
  3. Tenants in Wheelock House include banks and investment firms that require 24/7 operations, making it impossible to suspend building services to upgrade the system. It must be a “hot” upgrade, where no components of the system can be taken off-line for longer than 12 hours.
  4. The newly required sensors may not be compatible with their original system.
  5. The original system could not send out real-time mobile notifications, nowadays essential.
  6. Building owner needed to cost-control the budget for upgrading the system.
  7. They are open to adding new sensors to the management system in the future, so they need the system to be future-proof, flexible and scalable.

EVG built a customized web-based management platform based on our i-BMS solution, making the development process quick while delivering results that meet the client's expectations.

Sensors are connected wirelessly by LoRaWAN, then to the cloud by 4G services, saving significant IT infrastructure hard-wiring costs.

 

Most sensors are battery-powered which last up to 10 years, thus further saving the cost of adding power outlets.

 

The project is cost-effective and highly scalable. The solution can also be extended to other areas of the same building, or other buildings in the same cluster at various locations.

 

More features: remote monitoring; simplified dashboard in i-BMS online portal with real-time data - power panel status, water tank level, genset, chiller data. System fault alerts that send out real-time remote notifications via SMS and emails to the building management team.
